Great Advice To Sell Your Home Quickly | Eric Chua : Life, Business ...

When selling real estate, you?ll discover lots of obstacles to face and overcome. You want to be fearless in the process, but without the right knowledge and concepts in mind, you could find that it is more difficult to gain your edge. Keep reading to find out which key points you should carefully consider.

Any renovations you can do before you sell your home will likely be beneficial. Doing this gives it additional value. Restoring your old kitchen can be a very profitable type of home improvement. Investing money in your kitchen is a great way to sell quickly and make it back in the sales price!

You are better off showing a clean yard to potential buyers than ones that are over-landscaped when you are selling your home. The people who buy your house may not have the same taste as you, and they could simply end up tearing everything out. Overall, keep the mature trees and any larger bushes, and be sure to keep the lawn mowed.

TIP! Simple investments, such as fresh paint, can aid you in selling your house. Take an inspection walk through your whole property, and note anything that isn?t aesthetically pleasing.

When selling a piece of property, you should allow potential buyers to view the place on their own terms. Let the buyer get a feel for the house and possibly talk amongst people they brought with them, as this can increase your chances of selling. You want a buyer to feel relaxed, with the freedom to check things out and form their own opinions.

Once you have prepared the interior of your house for showing, go outside, walk around your house and assess the condition of the exterior. What you are looking for here is your home?s curb appeal. Your house should give a good impression as the buyers approach it. If you notice something that doesn?t look good, you need to make sure it is taken care of.

When you are drawing up your listing contract, it is important to consider both your asking price and what terms you want to include. You might want to throw in personal property, like appliances, to make the sale more attractive. You may wish to keep some items for your new home, so point those out when you sign on the dotted line. Clarity will help to avoid misunderstandings and potential disputes.

TIP! Think of the risks before you begin investing in real estate. An inexperienced real estate investor will most likely end up learning shortly that there are risks and downsides involved with real estate.

Don?t have controversy surrounding your home. Including religious artwork or argumentative political posters in your home might offend some potential buyers. Your house must appeal to every buyer as you can?t be choosy about who will take it from you. Strive to make your home as neutral as possible, so that it will appeal to the greatest number of people.

Try adding a bonus to the sale advertisement to draw additional interest. Many sellers are offering items such as appliances for no extra charge, to help boost interest in their property. Such a bonus added to the house itself will motivate buying. Just look at what?s highly demanded but within your budgetary reach, and then include it in the closing deal. Doing this will increase your success rate.

When both parties set goals in the market for real estate, everyone benefits in the end because everyone knows what to expect. By focusing on the best prices, amenities and locations, the buyers will be able to avoid being swayed by their own eagerness. If you set limits for acceptable prices, then the sellers will be able to avoid taking offers that simply are not adequate enough.

TIP! When staging your home to sell, be sure that the master bedroom appeals to both sexes. If your master bedroom has an overly masculine appearance, people will see your house as a bachelor pad.

Small changes in the kitchen can pay off handsomely in your home?s value and appeal. Try switching one appliance for becoming a focal point, so that the look can be updated. Popular improvements include butcher block kitchen islands and stainless steel pot hangers. It can be expensive to change cabinetry, so you may want to consider fresh paint instead.

Choose an agent who gives your home an intermediate value, neither at the top nor the bottom of the range. An agent that tells you that your home is of a higher value than it really is, is simply trying to obtain your listing. On the other hand, if you choose the agent that assigned your house the lowest value, you run the risk of missing out on a significant amount of money if that agent undervalued your home.

When you have decided to sell your home, try adding a few energy efficient items to help entice buyers. These additions can be very economical like LED light bulbs or they can be more costly like energy monitors. Choose additions with high energy ratings and you?ll capture the potential buyer?s interest.

TIP! With the exception of very poor flooring, do not invest the money in new flooring when you decide to sell your home. Remodeling or renovation costs for flooring can be very high, and it is not money that you will be spending on yourself.

You may be selling your home or selling a piece of commercial property. Either way, you must try to always stay one step ahead of the rapidly changing real estate market. The tips in this article will give you a one-up on the others in the market, and help you have that extra selling boost.

?The Case Against Intellectual Property? Published in Springer's ...

by Stephan Kinsella on October 25, 2012

I was invited some time ago to submit a paper on the libertarian approach to intellectual property for a Springer Reference work,?Handbook of the Philosophical Foundations of Business Ethics?(Prof. Dr. Christoph L?tge, ed.; Springer, 2013). It?s just been released and is available at the previous link. ?Steep price of $949, but it?s a massive book?1582 pages, in 3 volumes, containing 20 ?Parts? and 77 chapters total.

At least two of the sections were edited by libertarians: Part 17, on ?Free Markets, Morality and Business Ethics,? was edited by Tibor Machan, and Part 18, on ?Property Rights: Material and Intellectual,? was edited by Robert McGee. My paper,??The Case Against Intellectual Property? (PDF),?appeared in this latter Part. It is based on my previous?Against Intellectual Property, but lightly updated and somewhat shorter (I removed the Appendix, added a few updated references; see also?Selected Supplementary Material for?Against Intellectual Property). I was able to get Springer to let me include a Creative Commons notice in my own chapter. The Abstract is below:

The purpose of property rights is to allocate owners of scarce resources to permit peaceful, cooperative, productive use of these resources. For external, non-bodily resources, this allocation is done in accordance with the libertarian-Lockean first-use/first-own homesteading principle. So-called intellectual property rights such as patent and copyright are monopoly privileges granted by the state that dilute and undermine property rights in scarce resources. This chapter explores the nature of property rights and argues that intellectual property is incompatible with genuine private property rights. The chapter also criticizes utilitarian arguments in favor of intellectual property as being fallacious in terms of ethics, methodology, and economics.

Watching the cogwheels of the biological clock in living cells

ScienceDaily (Oct. 26, 2012) ? Our master circadian clock resides in a small group of about 10'000 neurons in the brain, called the suprachiasmatic nucleus. However, similar clocks are ticking in nearly all cells of the body, as demonstrated by the group of Ueli Schibler, professor at the Department of Molecular Biology of the University of Geneva, Switzerland. The molecular mechanisms of circadian clocks can thus be studied outside of the animals, in cultured cells.

A system to study gene regulation live in single cells

"Given the important role of the DBP protein in the regulation of detoxifying enzymes, we were interested in studying the molecular mechanisms underlying the rhythmic transcription of the DBP gene," points out the biologist, who is member of the NCCR Frontiers in Genetics. To do so, his team devised an elegant method to watch directly under the microscope how the clock's molecular "cogwheels" govern the activity rhythms of this gene in individual living cells. To this end, the scientists engineered a cell line with a piece of a chromosome exclusively composed of repeated DBP gene copies. They showed that the daily transcription of DBP is due to the rhythmic association of an essential clock component, the transcription factor BMAL1. "This is the first time a transcription factor binding to a circadian gene could be visualized in real time in single cells" explains Markus Stratmann, first author of the article.

The clock transcription factor must be sacrificed

To their surprise, the scientists found that the clock protein BMAL1 is destroyed while stimulating the expression of the DBP gene. By applying a variety of sophisticated imaging and biochemical techniques, they showed that the BMAL1 molecules bound to the DBP gene are degraded by an intracellular protein destruction machine, termed the proteasome.

Curiously, the chopping of the triggering protein BMAL1 is absolutely required for the efficient activation of the DBP gene. In other words, BMAL1 must die while embracing that gene in order to do its job. "In a sense, these transcription factors have the same cruel fate as males of the carnivorous insect Mantis. Sadly, Mantis females decapitate and then start eating their partners before the act of love is even completed" says Markus Stratmann.

At the moment, the biologists can only speculate about the broader impact of their findings. "We do not yet understand why the destruction of the BMAL1 protein is mandatory for the optimal functioning of the DBP gene" remarks Ueli Schibler. In fact, BMAL1 molecules regulate the daily activity of many other genes without getting killed while doing their work. The researchers noticed, however, that genes whose activity is not associated with the destruction of BMAL1 are expressed many hours later than the DBP gene. Their work thus offers a plausible explanation to the enigma of how one and the same transcription factor, BMAL1, can impose dramatically different daily cycles of gene expression.

'Fiscal cliff' warnings rise to fever pitch

By John W. Schoen, NBC News

As the U.S. government propels itself toward a year-end ?fiscal cliff,? the drumbeat warning of dire consequences is getting louder ? in some cases maybe a little too loud.

Most economists agree the U.S. economy will almost certainly fall back into recession unless Congress makes changes to a package of automated tax increases and spending cuts agreed to last summer to break a deadlock over raising the debt ceiling.

The latest warning comes from the National Association of Manufacturers, which released a report Friday analyzing the economic impact of the looming package of higher taxes and sharp spending cuts.

?Even if the administration and Congress resolve the uncertainty before the end of the year, economic growth already has sustained significant damage,? the report concluded.

That view is supported by the latest numbers from the government on third-quarter gross domestic product, which showed weak spending and investment by companies unsure about the long-term impact of budget policy on their businesses.

U.S. gross domestic product expanded at a 2 percent annual rate in the three months ending in September, the Commerce Department said, accelerating from the second quarter's 1.3 percent pace. Though the improvement was welcome news, economists say growth of less than about 2.5 percent is too slow to make much headway in lowering the unemployment rate, currently at 7.8 percent.

The NAM analysis estimates that business leaders? uncertainties about the fiscal cliff have cut GDP this year by 0.6 percent, or less than two-tenths percent per quarter, consistent with estimates from other private economists.

But the report, which features a foreboding cover-page image of dark clouds streaked with lightning bolts, goes further than most forecasters in laying out a worst-case scenario.

?The U.S. economy is bracing to take an immediate $500 billion hit on Jan. 1, 2013,? the report warns. ?The ?double whammy? of across-the-board cuts in spending and federal tax increases will be large and sudden."

The fallout, the report warns, will create ?dramatic? job losses of 6 million over two years, ?dampen GDP by 12.8 percent through 2015 (or about 4 percent a year), send the jobless rate to 11 percent and cut personal disposable income by almost 10 percent by 2015.

Though plausible, the scenario assumes that the next Congress and president sit idly as the economy plunges into a deep recession. Despite the deep political dysfunction that created the fiscal cliff in the first place, few private economists or political analysts expect no action whatsoever on the budget impasse for the next three years.

While continued uncertainty is certainly likely ? and will hold back growth ? the process of defusing the fiscal cliff time bomb is fairly easy to do once Congress agrees to do it. ?At any point before Dec. 31, Congress can repeal the or delay the so-called "sequestration" as negotiations continue on a new budget plan.

And while sequestration calls for 10 percent cuts in spending for the current fiscal year (which ends Sept. 30) it doesn?t mandate immediate cuts in spending on Jan. 1, 2013. Government departments and agencies have until the end of the fiscal year to hit the 10 percent spending reduction target. Some may delay implementing cuts in hopes of a deal later in the year.

The same holds for tax increases, which would rise by about a total of about $400 billion, spread out over the remainder of the fiscal year. The economic hit would be gradual -- about $10 billion a week, or 2.6 percent of GDP -- and continue only as long as the budget impasse remains unresolved.

"If we don't do something about the fiscal cliff ... we're looking at an overwhelming likelihood of serious recession, and we're looking at a real threat to national security,' said Lawrence Summers, Harvard University professor.

House Rules Rule! | ImpactADHD

October 27, 2012 by admin

We?ve said it before ? house rules are a powerful tool in the ADD/ADHD home. (Actually any home) They build consensus, provide structure, clarify expectations, and can be a visual reminder of appropriate behavior. As a bonus, they provide an opportunity for the parent to not have to be the bad guy all the time. That?s what makes them a self-care tip! (See my blog on getting your kids to do what you want.)

Here?s how you do it:
1. Get organized ? schedule a time; make sure everyone is available practically and emotionally. It may not make sense to schedule in the evening when meds have worn off and the family is tired. Get a large sheet of paper or poster board and some colorful markers. Spend some time before the meeting getting clear on what you want to say and a few ideas for rules. Note: I?d also recommend you spend a few minutes ahead of time getting on the same page with anyone who is co-parenting with you.

2. Have a Family meeting ? Explain what house rules are (a list of things that indicate how we will behave and work together as a family). Start by brainstorming the list ? everyone goes around and says one thing until the ideas are exhausted. Frame the statements in a positive tone rather than what we ?shouldn?t do?, eg. ?We are kind to each other? Rather than ?don?t be mean.? Note: an important rule of brainstorming is that all ideas are honored and captured ? in the next step will modify the list.

3. Agree to the list: Discuss any areas of concern. Narrow the list, if there are items that cannot be agreed to by everyone. Make sure everyone is clear on what each rule means. You may need to do some modeling here or change the language of the rules to assure that everyone understands. For example ? at our house we spend a lot time talking about what it means to ?respect? each other ? we needed to make sure everyone agreed on the definition.

4. Post the list: Put it somewhere it can be referred to and visible. Have everyone sign and date it to demonstrate consensus.

5. Pick one thing to focus in on: This is important. Our list has over 25 house rules on it. Perhaps you choose the item that you think needs the most work, and has the most buy-in. Tackle it for a few weeks until you have it down cold. Trying to do too much at once can lead to the list quickly falling into the recycle bin, so set yourself up for success.

Make this fun ? for you, and for the family. If it feels like a chore than it probably is. Wait until you have the energy and motivation to try it, and get your kids involved to support the process. It?s a great way to change behavior in your family ? and take care of yourself!
