?Investor Mortgages, We Love Them but Many Don?t?

At least a dozen times this year, local banks and credit unions have referred clients that were looking for mortgages on their investment properties. In most cases, we got these folks the mortgages for their properties. In one case, I refinanced 4 single family homes. So why do they send these clients away?

Many investors have one or more 1-4 family homes that they purchased a few years ago. Many have 7-12% interest rates and? lots of equity. The big problem is tax returns that show losses on these properties. What further complicated a refinance possibility is many banks and credit unions require lower debt ratios than we do, even though the clients? never missed a mortgage payment at the rates they are paying.

The demand for investment property is at an all-time high. In some markets around the country, one in three homes sold today is sold as a non-owner-occupied investment or rental property. The reasons are clear:

1. Housing prices are down and mortgage interest rates are at record lows, allowing real estate investors to buy property at big bargains with low monthly payments.

2. Rental costs are up. With the demand for rental property soaring across the U.S., average monthly rents in urban areas and large metropolitan cities now exceed the average payment for a monthly mortgage.

3. Homeownership attitudes have changed. Current research reveals that many Americans would rather rent a home in today?s economy than deal with the burdens and risks of owning one.

With potentially thousands of investor loan opportunities out there in your local market, now is the time to maximize this channel of business. As the housing industry continues to recover, the demand won?t last forever. Here are seven suggestions for landing more investor mortgage loans in the upcoming months:

? Direct mail?Work up a simple, one-page letter promoting the benefits of investing in real estate. Explain how others are making handsome returns owning and leasing rental property. Send out 500 copies of that letter to homeowners in your area. That letter may cost you $300 in postage and paper, but will pay for itself with just one deal.

? Seminars?Consider delivering an informative 45-minute seminar entitled ?How to Purchase and Finance Investment and Rental Property.? Offer the seminar at a local community college, at churches, associations, organizations and/or area companies and large employers. A seminar is an inexpensive way to position yourself as the subject-matter expert and allows you to get in front of multiple prospects all at once.

? Presentations to real estate agents?Many agents supplement their incomes by purchasing and managing rental property around town. Take your seminar out to local real estate offices, your real estate association, Women?s Counsel of Realtors or a Realtor investment club. This can be a huge win-win not just for finding investment loans, but also for meeting and starting relationships with some new real estate agents.

? Target financial planners and financial advisors?It?s no secret that people?s investments in CDs, mutual funds and stocks aren?t paying very good returns these days. Financial advisor-types are always looking for good investment ideas to suggest to their clients. Purchasing investment/rental property in this market is a good idea. Get on the phone and schedule some breakfast meetings and luncheon appointments with these referral sources.

? Telemarket your database?If you have a database of past clients, consider making five to 10 outbound phone calls on a weekly basis to these contacts. Let them know about the tremendous opportunities out there today for purchasing real estate as an investment and renting out the property. Follow up with helpful information and ROI examples in the mail.

? Approach other lenders?You may have the interest and the loan products to attract investors, but many of your competitors may not. Many local banks, credit unions and even some national mortgage lenders are still gun-shy about doing investor loans (or their qualifying requirements are ridiculous). They may have good leads and referrals to give to you on loans they can?t or don?t want to do.

? Talk to your family, friends and neighbors?It is statistically likely that some people close to you are considering investing in rental property right now. Get the word out that today is the time to act, and that you have the information and expertise to help them make a smart and well-informed decision.

While some investor loans will naturally just find you through your normal business channels, the majority of the loans will go to the mortgage loan originators who are proactively out looking for them. As with all new opportunities, those who work fast and hard to capitalize on them will reap the biggest rewards.

If you want to bring love into a relationship, you must first bring friendship. The power of TOUCH. Touch is one of the most powerful expressions of love, breaking down barriers and bonding relationships. Touch changes our physical and emotional states and makes us more receptive to love. The power of LETTING GO. If you love something, let it free. If it comes back to you, it's yours, if it doesn"t, it never was. Even in a loving relationship, people need their own space. If we want to learn to love, we must first learn to forgive and let go of past hurts and grievances. Love means letting go of our fears, prejudices, egos and conditions. Today I let go of all my fears, the past has no power over me - today is the beginning of a new life. The power of COMMUNICATION. When we learn to communicate openly and honestly, life changes. To love someone is to communicate with them. Let the people you love know that you love them and appreciate them. Never be afraid to say those three magic words: I Love You. NFL to use replacement officials for Week 1

(AP) ? The NFL will open the regular season next week with replacement officials and said it was prepared to use them "as much ... as necessary" afterward.

Replacements will be on the field beginning Wednesday night when the Dallas Cowboys visit the New York Giants in the season opener, league executive Ray Anderson told the 32 teams in a memo. Negotiations are at a standstill between the NFL and the officials' union.

The NFL Referees Association was locked out in early June and talks on a new collective bargaining agreement have gone nowhere. Replacements have been used throughout the preseason, with mixed results.

In 2001, the NFL used replacements for the first week of the regular season before a contract was finalized. The speed of the game and the amount of time starters are on the field increase exponentially for real games, making the replacements' task more challenging.

Anderson, the NFL's executive vice president of football operations, told the clubs in a memo Wednesday that the replacements will work "as much of the regular season as necessary," adding that training with each crew will continue.

The NFL noted it has expanded the use of instant replay as an officiating tool this year to include all scoring plays and turnovers. Officiating supervisors will be on hand to assist the crews on game administration issues.

"We are not surprised, based on Ray Anderson's statements ... that the NFL was not going to reach out to us," NFLRA spokesman Michael Arnold said. "However, this is consistent with the NFL's negotiating strategy which has been 'take it or leave it and lock them out.' It now appears the NFL is willing to forego any attempt to reach a deal in the last seven days before opening night."

The NFL Players Association, which went through a 4 ?- month lockout last year before settling on a new contract, expressed disappointment about the decision to use replacements.

Colts safety Antoine Bethea said there is a feeling of solidarity with the officials.

"They've got to do what they've got to do, and we were in a similar situation a little while ago," Bethea said. "So you can't fault those guys for doing what they have to do."

Anderson said the sides remain considerably apart on economic issues, including salary and retirement benefits. He also told the teams there is a substantial difference on operational issues.

"One of our key goals in this negotiation is to enhance our ability to recruit, train, and replace officials who are not performing adequately," Anderson said. "We believe that officials should be evaluated and performance issues addressed in the same way as players, coaches, club management and league staff. We have proposed several steps to accomplish this, including having a number of full-time officials and expanding the overall number of officials."

The NFL is offering to add three full officiating crews, increasing the total number of officials to 140. The NFLRA insists the compensation being offered with such an increase would reduce the officials' pay.

The league is proposing having seven officials ? one per position of referee, umpire, line judge, side judge, back judge, field judge, head linesman ? who would train, scout, handle communications, safety issues and rules interpretations year-round. Now, all NFL game officials are part-time employees, with outside jobs ranging from lawyers to teachers to business owners.

In response, the NFLRA has said it is not opposed to full-time officials "if they are fairly compensated."

The union also disputes the value of the league's current salary offer, which it says would not be the 5 percent to 11 percent increase the NFL claims.

And the union questions the league's adherence to player safety initiatives by using replacement officials, none of whom has recently worked Division I college games. Many of the officials who were replacements in 2001 came from the Division I level.

"The league has placed a lot of emphasis on player health and safety in the last few years and we do feel we are an integral part of that," Arnold said. "We think it is unfortunate and we really don't understand why the league is willing to risk playing safety and the integrity of the game by utilizing amateur officials."

Anderson told the teams that the replacements have "undergone extensive training and evaluation, and have shown steady improvement during the preseason."

Arnold disagreed.

"The referees want to get back on the field," Arnold said. "Our members have been engaged in extensive preparations and are ready to go."

Sony debuts new phones, tablets, TVs, cameras

Sony has announced a whole flock of new products at the IFA tech?trade show in Berlin. Practically every line of consumer electronics was refreshed during the hour-long press conference, from mobile phones and tablets to cameras and TVs. Here's the short version:

The biggest announcement, at least physically, would be an enormous, new super-high-definition TV. The XBR-84X9005 is an expansive 84 inches diagonally, with a resolution of 3,840-by-2,160 ? twice as many pixels in both directions as a 1080p set. Of course it supports 3-D and?has?all the usual smart-TV features. It should be available this year, and while pricing wasn't discussed, it will probably be extremely expensive.

Four new smartphones were also shown off: The Xperia TX, T,?V, and J are Sony's?latest Android offerings, coming in three distinct sizes and specs. The TX is the flagship model, with a 4.6-inch 720p display, 13-megapixel camera, and lots of built-in media functions; it has a sort of twin, the Xperia T, described as being used by James Bond, that doesn't differ much in specs but has a slightly different design. The V has a smaller 4.3-inch screen (also 720p) and is water-resistant, while the J is smaller still at 4 inches?and looks to be the budget device. All the phones share an understated design and slightly curved back.

There's a trio of tablets (or tablet-like devices) as well, also very distinct from one another.

The Tablet S is the newest version of Sony's regular consumer tablet, with the same slightly wedge-like form factor but lighter, faster, and now also "splash-proof." It'll recognize wet fingers, so you can bring it poolside with no worries. It has a sleek keyboard dock, but the flat, touch-sensitive keys don't look conducive to quick or extended typing.

The Vaio Duo 11, a combination tablet and laptop made for Windows 8, was leaked earlier this week but is now official. It can be used as a tablet, but the screen folds up to reveal a hidden keyboard.?It's really more of a compact full-on PC than a tablet, with USB, HDMI, SD?and even VGA ports. People seeking productivity will find lots to like, but consumers may want something simpler.?

Sony is attempting to break into a whole new class of device with the Tap20, a 20-inch,?all-in-one "tabletop PC" that lays flat like a tablet. It sounds a bit strange at first, but as a household device for watching movies, editing photos and playing games, it could actually be a good compromise: the cordless portability of a tablet combined with the size and power of a desktop.

Lastly, there's?a pair of cameras. The NEX-5R is an update to its mirrorless interchangeable lens line that adds better?autofocus and some handling improvements. You can also run optional "apps" downloadable from a Sony app store. Then there's the Action Cam, a small 1080p camera like those from GoPro and Contour that clips onto helmets and surfboards and the like, capturing wide-angle footage that you can review through a smartphone app.

Most of the devices should be available in the next few months, but as IFA is a European show, differences in each country's pricing and schedule prevent Sony getting too specific. A?U.S. release of these devices is likely not far behind, and pricing will be announced closer to that time.

Miami Dolphins rookie QB Ryan Tannehill needs a lesson on the NFL's divisional alignment.

The Dolphins are going all in with quarterback Ryan Tannehill.

They made him the No. 8 overall selection in April's NFL Draft and are thrusting him into the starting job. But if Miami truly believes Ryan Tannehill is its franchise QB, it might want to educate him on the league he's playing in, because he apparently doesn't know much about it.

One would think a player entering the NFL would know the teams that comprise the league and in which division each time resides. It's something most fans can rattle off in seconds. But we found out on Tuesday's episode of HBO's "Hard Knocks" that Tannehill's NFL geography knowledge is essentially nonexistent.

Here's what a confused Tannehill had to say about the NFL's division arrangement:

"I wasn't a huge pro fan growing up; I wasn't loyal to any one team, so I don't really know the divisions, and even really conferences. I know most of the conferences but some of those, I really have no clue. And they don't make sense. You have the AFC East, and we're freaking in the bottom of the map, and the directions don't make any sense where the teams actually are."

Amazed at this discovery, Tannehill's backup, Matt Moore, decided to troll the rookie signal-caller, quizzing him on a few divisions. It didn't take long for Tannehill to fumble, as he placed the Giants in the NFC North with the Packers and Vikings. He then thought the Chiefs were in the NFC East.

Fortunately for Tannehill, who played at Texas A&M, the Dolphins don't play in Kansas City or against the Giants this season.

Egypt president in Iran for first visit in decades

TEHRAN, Iran (AP) ? Egypt's President Mohammed Morsi arrived in Tehran on Thursday in the first visit by an Egyptian leader to Iran in decades.

The Egyptian president was attending a summit of the Nonaligned Movement, and is supposed to transfer leadership of the 120-nation bloc to Tehran.

Iran's state TV in a live broadcast showed Morsi being received by Iranian President Mahmoud Ahmadinejad at the summit conference hall in Tehran.

Tehran cut diplomatic relations in 1979 because of Egypt's peace accord with Israel. Since the 1979 Islamic revolution, Iran has considered Israel as its arch foe.

Iran's leadership welcomed the 2011 uprising in Egypt that ultimately brought Morsi, an Islamist, to the presidency.

Representatives from more than 100 countries are attending.

Tehran has an ambitious agenda for the summit, including the launching of a peace effort including Egypt, Iran, and three other countries to help resolve the crisis in its key regional ally, Syria. But anti-regime fighters have dismissed any role for Iran in a plan they and some others say has little hope of succeeding.

Iran is also using the summit to counter U.S. claims that it has been isolated over its nuclear program. The West says Iran is trying to develop weapons while Tehran says the program is for peaceful purposes.

Iran agenda faces 'realities' at world gathering

DUBAI, United Arab Emirates (AP) ? Iranian officials have made no secret about their massive ambitions for this week's nonaligned nations' gathering, with a guest list including leaders such as Egypt's president and U.N. Secretary-General Ban Ki-moon.

Tehran seeks to assert itself on a host of issues before the meetings close Friday: Syria's civil war, sidestepping Western sanctions, promoting its nuclear narrative and seeking to ease long-standing Middle East friction with rivals in Cairo and the Gulf. Yet it is likely to face substantial pushback.

While the country's leaders see the weeklong gathering of the 120-nation Nonaligned Movement as a major step toward validating Iran as a rising power, it also could highlight its limits and liabilities in the region and further afield.

"Iran sees itself as a cornerstone of nations trying to break free of what they call Western dominance," said Bruno Tertrais, an Iranian affairs analyst at the Foundation for Strategic Research in Paris. "This is good for domestic politics, but Iran confronts some sharp realities outside its borders.'"

High among them these days is Tehran's close bonds with Bashar Assad's regime in Syria ? even as it has been abandoned by nearly every other Mideast nation and the West.

Tehran's unwavering support for Assad could, in fact, ultimately overshadow the landmark visit by Egyptian President Mohamed Morsi later this week.

Morsi would be first Egyptian leader to travel to Tehran since the 1979 Islamic Revolution, when Iran broke ties with Cairo for its peace pact with Israel. Iran's disdain for the Egyptian leadership was so great that a street in Tehran was named after the ringleader of the assassination team that gunned down President Anwar Sadat in 1981.

Morsi's visit ? a four-hour stop Thursday en route from China ? is part of a push by the new president to redefine his country's international relations away from the era of ousted leader Hosni Mubarak, a close Washington ally. The Islamist Morsi seeks "a more active" foreign policy "based on more balanced relations," his spokesman Yasser Ali told reporters this week.

"We are not in competition with anyone, we don't have rivalries. We base our relations on national interests," Ali said.

Egypt hardly seems to be rushing into Iran's arms, however. Ali underlined that Morsi was visiting solely for the nonaligned summit and would not be holding bilateral talks with the Iranians. That may be in part an attempt to reassure Saudi Arabia, Iran's top Gulf rival. Saudi Arabia has long been an opponent of Morsi's Muslim Brotherhood and has been suspicious of his rise to power.

But Morsi also is seeking to spearhead a new peace initiative for Syria's escalating civil war. Earlier this month, he included Iran in a proposed four-nation contact group with Egypt, Turkey and Saudi Arabia. His upcoming talks in Tehran on Syria, however, have already been dismissed by Syrian rebels as a dead end because of Iran's inclusion.

Abdelbaset Sieda, head of the rebel Syrian National Council, said Iran was "part of the problem and not part of the solution ... and cannot possibly be impartial in any initiative." Rebels also hold 48 Iranian men taken captive earlier this month near Damascus.

Hamid Reza Shoukouhi, editor of Iran's independent Mardomsalari newspaper, believes that while Egypt and Iran could make some headway toward better ties, issues such as Syria show serious divides. "Iran's main policies will not change in short term," he said.

Still, Tehran is making every effort to portray the gathering as a pivotal moment in its global aspirations.

The view is not unfounded. In terms of membership, the bloc is second only to the U.N. General Assembly and includes emerging economic powerhouses such as India, while giants China and Brazil hold observer status in the group.

But Iran ? which took over the bloc's rotating presidency on Tuesday ? seeks to reinvent what some see as a Cold War relic as a forum to limit the West's reach. Its foreign minister opened the meetings Sunday with a call to dilute the power of the U.N. Security Council. Other expected talking points include proposals to replace the U.S. dollar and euro with local currencies in transactions between member states.

Iran also has boasted about the U.N. secretary-general's decision to address the meeting later this week. But pride could turn into embarrassment if Ban uses his appearance as a platform to criticize Tehran over its crackdowns on political dissent ? including the house arrests of opposition leaders Mir Hossein Mousavi and Mahdi Karroubi ? or push for more access to its nuclear sites for U.N. inspectors.

Already on Tuesday, a U.N. spokesman in New York said Ban would bring up human rights and concerns over the nuclear program on the sidelines of the gathering. "It's clear that when he goes there he will reiterate his concern that the overall human rights situation in Iran remains critical," Farhan Haq told reporters.

The West fears Iran's uranium enrichment program could eventually produce atomic weapons. Iran insists it only seeks reactors for energy and medical applications. As part of the current meetings, Iran has proposed tours of nuclear sites for diplomats in an apparent effort to win over their support.

Iran has also put its first generation of enrichment centrifuges on display along with a domestically produced satellite and nano-technology devices ? with promises to share expertise with fellow nonaligned states.

Last week, diplomats said the U.N. nuclear agency was forming a special team of weapons experts and others to focus exclusively on the country. The agency also is pressing for wider inspections of the Parchin military base southeast of Tehran to investigate suspicions that explosives tests had been carried out there that could be related to nuclear weapons triggers.

An open letter to Ban from Reza Pahlavi, son of Iran's late former ruler deposed in the Islamic Revolution, urged the U.N. chief to draw attention to the "dire condition of the thousands of political prisoners languishing" in Iranian custody.

"They will be left with very little hope if the regime is given a pass by the international community, and not held accountable by a world body as important as the United Nations," he said in the letter.

Already, however, the gathering has brought Iran some apparent success.

Efforts for greater economic ties with Pakistan and India ? both key markets for Iranian oil and gas ? are moving along smoothly, with Indian Prime Minister Manmohan Singh expected to arrive on Tuesday on the first such visit by an Indian premier in more than a decade.

India is Iran's No. 2 oil consumer after China, and is critical to Tehran's efforts to offset the economic blow made by sanctions that closed off European oil markets. Iran's core strategy now is to keep the oil flowing to Asia despite U.S. efforts to hinder the trade.

Sadegh Zibakalam, a political affairs professor at Tehran University, said that while the Nonaligned Movement may help Iran in specific cases like India, the goal of a unified bloc standing up to the West would be elusive.

"It gives a chance for Iran's diplomatic apparatus to try to boost ties," he said. "But efforts to revive the group are useless. With more than 100 nations ... many of its members have very different viewpoints."

Heightened visual awareness by following brains natural rhythms?

ScienceDaily (Aug. 28, 2012) ? Like a melody that keeps playing in your head even after the music stops, researchers at the Beckman Institute have shown that the beat goes on when it comes to the human visual system.

In an experiment designed to test their theory about a brain mechanism involved in visual processing, the researchers used periodic visual stimuli and electroencephalogram (EEG) recordings and found, one, that they could precisely time the brain's natural oscillations to future repetitions of the event, and, two, that the effect occurred even after the prompting stimuli was discontinued. These rhythmic oscillations lead to a heightened visual awareness of the next event, meaning controlling them could lead to better visual processing when it matters most, such as in environments like air traffic control towers.

The research was reported by Beckman faculty members Monica Fabiani, Gabriele Gratton, Diane Beck, Alejandro Lleras, first author and Beckman Fellow Kyle Mathewson, and undergraduate psychology student Christopher Prudhomme. The paper was published online last week in the Journal of Cognitive Neuroscience.

The researchers wrote that this entrainment of brain oscillators can be used to lock the timing of repetitive brain activity and, therefore, enhance, "processing of subsequently predictable stimuli."

"In nature, rhythmicity is everywhere, so it makes sense that our brain has evolved to be sensitive to rhythms in the world and to be able to latch on to them to improve neural processing," Lleras said. "It's very nice to be able to show that not only does the brain work in this oscillatory fashion but that we can harness that property that is inherent to the brain and use it to control the brain's response."

This study follows their 2010 report involving a brain entrainment experiment in which a series of repetitive flashes were presented and followed by a faint target stimulus. They found that participants were only aware of those targets whose timing could be predicted based on the rhythm of the previous flashes; targets presented on the off-beat were not seen. The authors wrote that "awareness of near-threshold stimuli can be manipulated by entrainment to rhythmic events, supporting the functional role of induced oscillations in underlying cortical excitability, and suggest a plausible mechanism of temporal attention."

Gratton said their idea in this most recent experiment was "to manipulate the brain activity and see if this manipulation was in fact predictive of performance for this phenomenon."

It was. Using EEG to test their theory, they were able to assess the brain's predictive responses, as well as show they could control them.

"We hooked up EEGs to measure the electrical activity from people's brains to see if their brain waves were becoming locked to the rhythms, and they were," Mathewson said. "Then we showed that their visibility of the target fluctuated depending on the timing with respect to this rhythm. So we locked in the timing of their brainwaves and that locked in their ability to see the world at a certain time."

The research line goes back to a discovery by Mathewson of a pulsed inhibition mechanism in the brain that is based on oscillations in the alpha phase. This discovery supported the theory that the brain sometimes samples the visual environment in rhythmic "frames" rather than continuously, as the term "brain waves" implies.

I never thought I would move away from home, play golf, and actually pick the degree for me on my first try. Three years later and I am a senior at Quincy University, still an avid member on the golf team, and am currently student teaching in the hopes to get my teaching certificate for Special Education in December. I started playing golf when I was little; my family is what you would call a golfing family! My grandpa used to take me out on the course frequently and let me hack around and laugh! Eventually my dad took control and became my coach and has gotten me where I am today with the help of some other great coaches at Quincy University.

I decided to come to Quincy because it felt like home for me. I have had some rough patches, but I have had too many great ones to let those rough ones bother me. Unlike many of the girls on the team now I have had two different coaches while here. My first coach left in between my sophomore year and Mr. Nick became our coach right away. He swooped in and started a great program for us. Through the past year and a half Nick has made this program grow into something I never thought I would be a part of. I have a second family and great facilities to practice my game at. I have traveled in every season here and love the entire aspect of traveling. Everything is free on trips! We have bags, uniforms, free hotel, free food, and free rounds at beautiful golf courses, oh right, we also get to miss class! You could say this is the perfect sport! :) Unfortunately, because of student teaching, I will not be able to travel as much as I hoped, but I still have expectations for myself and the team! I hope I can be an asset to the team just as much as I hope the team works together and produces great scores. Together we can make a difference and I know this season will be one of the bests. I am sad to be leaving in a few months, but I have made some wonderful friends, not only from my team, but other teams as well. I wish the best of luck to my teammates and extra luck to the freshman!

National?s decision to close down half of the country?s Residential Special Schools is all about saving money at the cost of students who need these schools the most, Labour?s Special Education spokesperson Chris Hipkins says.

?Closing down half the Residential Special Schools will cost us in the long-run. We?re far better off investing in getting these kids back on track while they?re young rather than forking out to lock them up when they?re adults.

?I?m appalled that the Minister has made this decision without visiting these schools to see for herself how they operate. I have visited all four schools and I?m very open about the fact that my perspective has changed completely as a result.

?This is another class sizes-style decision where Hekia Parata focusses on costs not our children.

?The Ministry of Education?s discussion document made it very clear this is about saving money. According to that document it costs about $84,200 per year to educate a student at a residential school, whereas the new ?wrap-around? model the Minister speaks of costs $29,000 a year. These kids are getting short-changed,? Chris Hipkins says.

?Residential Special Schools support students with complex behavioural needs and/or intellectual disabilities. Through a residential placement these pupils learn valuable life skills that can equip them better to cope when they return home. It?s not about ?institutionalisation? it?s about intensive intervention to get kids back on track.

?For some families, Residential Special Schools provide desperately needed respite that allows them to order their family circumstances and deal with any dysfunction. Consistent and focused support on a 24/7 basis can be the key to successful behavioural change.
