Q: Why is it technically not correct to use the term ?realtor? in a contract for the sale of land?

A: The term Realtor is a registered trademark. It means a real estate agent is a member of the Association of Realtors(R). It cannot be legally used by anyone who is not a member.

A: Interesting question, to my understanding you can use the term Realtor , if in fact you are a Realtor. A Realtor is an agent/broker who has joined the National Association of Realtors. This organization owns the rights to the term realtor.
My assumption is that realtor would be incorrect for one of two reasons. 1. The sales person is not a realtor 2. There are multiple realtors in the transaction and no one knows which one you are referring to. This is why agents are referred to as listing agent and selling agent.
Other than that, I have to say you would need to check the guidelines/use of the term Realtor with the NAR.

A: Because not all real estate agents are realtors. You can only call yourself a realtor if you are a part of the national association and pay your dues. We learn ethics, and so much more. You would need to call your agent a listing or selling broker or agent.
